I got to tell you I am excited to talk about Scott Scheel! Commercial Real Estate TYCOOON!
I am a Scott Scheel Commercial Academy Student class of 2006, and I gotta say I’ve got love for the guy. I was first introduced to Scott at The Learning Annex in New York City and attended with my cousin Richard Andrade!
We attended both of the trainings available at that time! In NYC and Orlando, FL! It was great, I learned so much about investing in commercial real estate, and what goes inside this commercial real estate genius’ head.
So seeing Scott at The L.A. Investor Event was especially enjoyable for me. I truly enjoyed watching him share his best secrets with everyone at the event!

1. Commercial Real Estate has the potential for forced appreciation! Meaning you don’t have to wait around for the property’s value to go up based on comp like with residential real estate.
With commercial real estate the strategy is to find a property that with cash flow that is poorly operated. Once you acquire the property using Scott’s secret No Down Payment strategy you immediately cut expenses appropriately and increase occupancy if possible!

Ok so here’s how Ken get’s free houses, and luckily we are going to have Kenny on a few weeks sharing even more with us so make sure to stay tuned, this guy is AMAZING!
First there are 2 types of REO Tapes. Sanitized and Unsanitized!
A sanitized REO tape is an REO tape that does not have the addresses of the homes!
A unsanitized tape is an REO tape that does have the addresses of the homes.
So his strategy works best with unsanitized tapes, because you want to cherry pick the house with the best address you want for FREE!
So here’s how it works…as an example let’s say you find an investor who has already purchased or has access to an unsanitized tape of 100 REO’s! You’re going to position yourself as the mediator here!
Review the tape of 100 REO’s and cherry pick the house you want from the tape.
Then find a buyer for the REO Tape of the remaining 99 homes! (they will never know that it was a tape for 100 homes)
Then have the investor that controls the original tape of 100 homes, deed the home you cherry picked for yourself to you upon sale of the other 99 homes on the tape.
VIOLA you got yourself a free home.

So years ago Than Merrill as an investor realized that out of 25 offers he would make to a seller only 1 seller would accept his below market offer. So he started to think what can I do with the other 24 leads. And that’s when he had the idea to reach out to real estate agents and share those leads with them.
Now think about how powerful this is for you as a real estate agent. Right now in your local market there are tons of investors who have a ton of sellers leads that are not going to accept their below market offers, and those leads are going to waste.
Here’s what you need to do…call these investors up, especially the investors advertising with all the “WE BUY HOUSES CASH” signs all over town. Think of how many leads these guys get.
What Than did was sell his leads for a flat marketing fee. You can do the same you can make an agreement with the investors to pay them a flat fee once the listing closes. This is no different than you buying leads from a lead company, right!
If you’re not comfortable paying for the leads you can offer to either share short sale leads you don’t want to deal with the investor and trade them your short sale leads for their retail seller leads, or if you do BPO’s you could give investor’s a heads up on houses coming on the market.
Listen as a real estate agent gone are the days of not working with investors….you need to get creative and start working with your local investors it will pay off!

So I am at the LA Investor Event and am totally amazed at how many people are here.
The event has been going on for a couple of hours and there are still 200 people outside waiting to get in.
So what does this mean to you as a REALTOR…Well there are whole heck of a lot of people looking to get into flipping short sales, REO’s, Luxury Homes and these folks are going to need you to help them.
I know working with investors can be tough, but it’s in your best interest to get to know them and figure out a way to work with them. The beauty about investors is if they like working with you they’ll do more than one deal with you…RIGHT!
